Understanding The New Home Building Process

Custom homes are designed and built to be as unique as you are. Each new home building journey is different, and each home or development requires a unique approach.

Our new home building process, is well defined and ensures we meet the needs of our clients so they are delighted every step of the way. Although all of our custom homes are unique, our process is very simple.

Initial Design Consultation

Innova Builders makes this first step really easy. We get together with one of our new home designers and discuss your block and what you want in your home. You will receive instant feedback from our designers on the possibilities and we explore all of your design ideas to get a feel for your personal style and preferred layout of your future home. During this meeting we document our discussion and this forms your new home building design brief. We also nominate your building budget so our design team have a clear direction on how to bring your future home to life.

Home Design

Once your design consultation is complete we develop an initial concept to suit your design brief. We’ll present you with your first design sketch and you’ll begin to see your new home taking formation. Once you’ve taken some time to review and ‘walk through’ your design we’ll ask for your feedback and make design revisions so your home design is just right.

Feasibility Costing

Our home design team work closely with our estimating staff to ensure your home is cost efficient. Our unique costing process helps our designers monitor the cost of construction so you can stay in control of your budget throughout your design journey.

Proposal

If you are happy with what we have done for you to this point, under our design agreement we will go into detail on the specification and inclusions of the home. We use the most modern 3D software to create a design walk thorough so you can understand every detail of your plan and we can resolve important design details in the Kitchen and throughout the home. The detail in the design is what makes our homes look and feel special and we like to take our time to get it right upfront for you so you can be confident that your home is how you want it to be before you commit.

Complete Home Design & Detailed Estimate

Once you are happy to proceed we complete the design and finalise a detailed estimate which includes all of your specifications and inclusions in your new home. Our modern 3D software allows us to create a design walk thorough so you can visualise every detail of your plan and we can resolve important design details in the Kitchen and throughout key areas within your home. The detail in the design is what makes our homes look and feel special and we like to review this with you to get it right upfront. This often gives our clients confidence that not only is your home how you want it to be, but also that you’ve chosen the right new home builder.

Being a custom builder doesn’t end with our design serves, we want to add those special touches with the inclusions of your home. We look at all the options for finishes to enhance your home not just what you get in the “standard range”. We detail the costs of upgrades to cabinetry, electrical, floor coverings and landscaping to help you finalise the total cost for your home so there are no nasty surprises.

Preliminary Agreement

The preliminary agreement is where you commit to your floor plan and to us as a builder. We take a deposit to cover the cost involved to develop the documentation ready for building contracts and the agreement locks in the pricing to protect you against price rises for 90 days. Under this agreement we will conduct the site survey and submit a planning application if required as well as consulting with engineers and our contractors to refine your siteworks allowances.

Structural Prestart

Under our preliminary agreement as part of preparing your contract documentation we will conduct the first stage of your prestart process. We believe it is important go through a number of key areas in your home at this stage. Your electrical plan, tiling extent and external paving layouts as well as consulting with our kitchen design experts will ensure all those little things that make your home special are included. This will also finalise your building contract value so your formal finance application can be submitted without further changes or variations.

Building Contracts

Once your building contracts are prepared we will take the time to personally go over your contracts in detail so you understand your commitment and what is required from you. We use HIA standard contracts so you have complete confidence and peace of mind that you’re covered by the industries standard. Once signed we arrange detailed engineering and have the documentation certified by a building surveyor before lodging our building permit application.

Interior Design Consultation

Perhaps one of the most enjoyable and rewarding part of the preconstruction process is meeting with our Interior designer. Our qualified and experienced interior designer meets you at the tile shop to help put together all your tile and laminate selections as well as your interior and exterior colour scheme. This is such an important part of the process and is where our expertise adds to your vision so your home will look and feel incredible.

Start Construction
